bilingual (Spanish-speaking) Senior Property Manager to oversee the daily operations and management of our properties, ensuring a high standard of service for residents and efficient functioning of the property team. You will be responsible for financial management, maintenance oversight, resident relations, and team supervision, playing a critical role in maintaining the property's success and fostering a positive community environment.
Responsibilities:Operational Management: - Manage day-to-day operations of the property.
- Maintain a professional, clean, and well-organized office environment.
- Regularly inspect the property and verify the condition of vacant apartments.
- Maintain confidential and secure office and resident files.
- Collaborate with the Director of Maintenance on all property maintenance aspects.
- Ensure all received monies are deposited and recorded daily.
- Compile weekly/monthly property status reports.
- Coordinate orientation and ongoing training programs for property staff.
Resident Relations: - Foster excellent resident relations.
- Promptly respond to resident concerns and complaints.
- Ensure proper move-in paperwork and preparation for new residents.
- Inspect make-ready apartments prior to move-in.
- Develop and maintain a resident renewal program to encourage retention.
- Create a sense of community at the property.
Maintenance Management: - Monitor and manage the service staff's daily duties.
- Ensure quick turnaround of market-ready apartments.
- Maintain compliance with required operating permits (e.g., pool, spa, elevator).
- Monitor property utility usage (electric, water, gas).
Financial Responsibilities: - Review weekly general ledgers and monitor purchase orders.
- Approve and submit invoices for timely payment.
- Complete variance and other weekly reports.
- Maintain contract files and insurance certificates, monitoring renewal dates.
Rental Collection: - Ensure timely collection and posting of rent and other charges.
- Manage legal notices and eviction processes.
- Ensure compliance with community policies and lease agreements.
- Assess move-out conditions and send final account statements.
- Refer liability claims and legal complaints to the Regional Manager and/or corporate office.
Personnel Management: - Hire, counsel, and terminate employees in accordance with company policies.
- Complete performance reviews and recommend salary increases and advancements.
- Approve and submit payroll paperwork timely.
- Calculate and submit commission bonuses for approval.
Safety Management: - Ensure new employees receive orientation safety training.
- Coordinate and attend monthly safety meetings and training.
- Report workman's compensation issues and employee incidents immediately.
Marketing Management: - Understand the property's sub-market and competitive landscape.
- Complete marketing surveys and supervise leasing team techniques.
Leasing Consultant Duties:- Perform all essential job functions outlined in the Leasing Consultant job description.
Requirements- Minimum 3 years of experience in the multifamily industry required.
- Prior experience as a Property Manager preferred.
- Proficient with computers (Word and Excel), Internet, and relevant applications.
- High school diploma or equivalent required; college degree preferred.
- CAM, ARM, or CCRM designations are a plus.
- Proven experience in the following:

- Exceptional organizational and verbal skills.
- Effective property marketing strategies.
- Intermediate mathematical skills.
- Strong customer service skills.
- Bilingual in English and Spanish is required.
